Notice to the Market - EZTEC announces preliminary 4Q11 operating results


EZTEC launches R$1.16 billion, close to the top of the Guidance, and sales grow 18.2% in the year

São Paulo, January 06, 2012 - EZTEC S.A. (Bovespa: EZTC3; Bloomberg EZTC3:BZ) announces its preliminary operating results for the fourth quarter of fiscal year 2011 (4Q11). Note that the results presented here are managerial results and subject to revision following the external audit. The complete and audited results for 4Q11 and 2011 are scheduled to be disclosed on March 27, 2012, after market close.

As announced on February 14, 2011, EZTEC’s Guidance for fiscal year 2011 was to launch projects with own potential sales value (PSV) of between R$1.0 billion and R$1.2 billion. In 4Q11, EZTEC launched 5 residential projects: the middle high-end Royale Merit , with own PSV of R$50.9 million and located in Santo André, a city of the São Paulo Metropolitan Area (SPMA); the second and last phase of the low-end Vidabella, in Mogi das Cruzes, also SPMA, with own PSV of R$29.5 million; the middle high-end Up Home Vila Carrão and the middle-end Vivart Tremembé, both in the city of São Paulo, with own PSV of R$71.3 million and R$60.2 million, respectively; and the middle-end Gran Village São Bernardo, in the São Paulo Metropolitan Area, with EZTEC’s PSV of R$167.1 million. As a result, the Company accomplished its Guidance of launches for 2011 with R$1,157.4 million of own PSV, a 30.5% growth from the launches of 2010.

In the 4Q11, the Company released campaigns in order to sell units in inventory, which busted the sales in R$132.8 million, corresponding to 53.3% of the sales of the period. As a result, contracted sales (net of rescissions and brokerage fees) achieved R$249.2 million, 23.2% higher than 4Q10.

In 2011, the Company totaled R$884.3 million in sales, 18.2% higher than the same period last year.

In the 4Q11, EZTEC delivered the residential project Chácara Sant’anna , in the North zone of the city of São Paulo and the commercial projects Supéria Moema and Supéria Paraíso. The projects had a total own PSV of R$169.4 million at the time of the launch. As a result, the Company delivered a total of 1.507 units in the year, which corresponded to R$419.7 million in EZTEC’s PSV.

EZTEC acquired 4 new sites in 4Q11, 3 in São Paulo city and 1 in Santos, shore of São Paulo state, this one targeted at the development of a commercial project and the others targeted to high and middle-high residential projects. These sites added own PSV of R$279.9 million to the Company’s landbank. Thus, EZTEC acquired 15 new sites during the course of 2011, adding R$1.2 billion to its landbank, besides expanding existing sites. The profitability criteria adopted by the Company in the acquisition of these sites were the same as those utilized before the IPO.
