Notice to the Market - EZTEC announces preliminary 2Q12 operating results


EZTEC’s Sales surpass launches in 19%, reaching R$389.0 million
in the 1H12, with SOS of 43%

São Paulo, July 16th, 2012 - EZTEC S.A. (Bovespa: EZTC3; Bloomberg EZTC3:BZ) announces its preliminary operating results for the second quarter of fiscal year 2012 (2Q12). Note that the results presented here are managerial results and subject to revision following the external audit. The complete and audited results for 2Q12 are scheduled to be disclosed on August 14th, 2012, after market close.

As announced on February 13th, 2012, EZTEC’s Guidance for the fiscal year 2012 is to launch projects with own Potential Sales Value (PSV) of between R$1.2 billion e R$1.4 billion. In 2Q12, EZTEC launched 3 projects: the middle-end residential Terraço do Horto, in the north zone of the city of São Paulo, with own PSV of R$14.2 million; the middle high-end residential project Massimo Residence Nova Saúde, in the south zone of the city of the São Paulo, with own PSV of R$59.1 million and the mixed-use (middle high-end residential and small offices) In Design, in Jundiaí, in the countryside of São Paulo state, with own PSV of R$108.9 million. These launches totaled R$182.2 million of EZTEC’s PSV, which represents 25.1% of the center of the Guidance for the year.

Contracted Sales (net of rescissions and brokerage fees) reached R$150.0 million, of these, 56.5% corresponding to units launched in previous years. In the first half of the year, sales accumulated R$389.0 million, 17.8% below the same period last year, but 19.1% higher than the volume launched in 2012.

EZTEC programs the release of 6 projects for the next months, all with sales stands open, which 3 of them are approved and the others in final phase of approval. Considering the volume released in 1H12, the Company plans to launch up to 67% of the floor of its’ Guidance (between R$1.2 billion and R$1.4 billion), by the end of the 9M12. Among the projects to be launched, we would highlight: the commercial Green Work, located in the Jabaquara district in the city of São Paulo, with own designed PSV of R$ 117.0 million; the middle-end residential project Prime House São Bernardo do Campo, in the São Paulo Metropolitan Area, designed with own PSV of R$ 111.5 million; the middle high-end residential Chácara Cantareira, in the north zone of the city of São Paulo, with own designed PSV of R$74.5 million; the middle high-end residential The View Nova Atlântica, in the south zone of the city of São Paulo, with own designed PSV of R$ 81.0 million; the residential Up Home Santana, in the north zone of the city of São Paulo, with own designed PSV of R$43.7 million; and the residential Premiatto Sacomã, in the south zone of the city of São Paulo, with own designed PSV of R$45.8 million.
